Tangoe Inc. to Occupy 34,200 Square Feet at Shelton, Conn. Property
SHELTON, CONN., Oct. 9, 2017 – Tangoe Inc., a leading global provider of telecom expense management (TEM) solutions, has leased 34,200 square feet of office space at One Waterview Drive in Shelton, Conn. The 95,000-square-foot Class A building is owned and managed by Mountain Development Corp. (MDC) of Woodland Park, N.J. Joseph Coci III, partner of MDC, arranged the lease on behalf of the landlord, One Waterview LLC. Dan Spero, Craig Eisenhardt and Paul Tortora of Jones Lang LaSalle (JLL) represented the tenant.
Tangoe is combining its Connecticut operations at One Waterview Drive from its two current facilities in Orange and Sandy Hook. “We are excited to bring our Connecticut employees together at One Waterview Drive for even better collaboration and innovation,” said Tom Flynn, Tangoe’s chief administrative officer. “The well-managed building is centrally located and offers many amenities for our employees, as well as open space and conference areas for hosting clients and company events.”
Encompassing 98,400 square feet, One Waterview Drive is set on 9.7 acres with views of the Housatonic River. On-site amenities include a completely renovated glass atrium lobby, a cafeteria, concierge, patio for outdoor dining, renovated restrooms with granite finishes, and a fitness center.
“We are excited to welcome another prestigious tenant to One Waterview Drive,” said Coci. “Tangoe conducted an extensive search for its new office location, and ultimately, One Waterview Drive proved a perfect fit for this growing company’s long-term business objectives. We look forward to being part of Tangoe’s success for many years to come.”
Tangoe’s new space at One Waterview Drive was designed by Perkins Eastman in 2010 for children’s clothing brand Carter’s, which relocated its Connecticut operations to Atlanta, Georgia. The move-in ready offices are fully furnished.
“After considering a multitude of options stretching from Shelton to New Haven, Tangoe was attracted to One Waterview Drive by the ability to leverage a recently redesigned and fully furnished modern work environment, that mitigated CapEx deployment and accelerated occupancy,” said JLL’s Spero. “Mountain Development’s on-site management, in-building amenities and generous infrastructure also played a key factor in securing the tenancy, and setting the building apart from other market options.”
Remaining space availabilities at One Waterview Drive range from a 1,380-square-foot fully fixtured data center space to a 23,700-square-foot office/flex space originally designed for Computer Sciences Corp. This highly improved space includes 10-foot ceilings; ample offices, conference and training rooms; two server rooms with Liebert supplemental HVAC; and direct access to loading docks.
MDC’s Connecticut portfolio is comprised of approximately 1.2 million square feet of well-located Class A and B office and warehouse space and approximately 6 million square feet of space in total, located throughout the Metropolitan region. MDC’s properties are home to a broad range of world-class corporate tenants spanning a number of different industries. These assets are regarded in the marketplace for their quality design, extensive on-site tenant amenities, competitive rents and superior hands-on property management.
