Connell Foley LLP has opened its new headquarters in Roseland, making a much-anticipated move to a state-of-the-art, 75,000-square-foot space in a newly repositioned office building.
The law firm said its new office, located at 56 Livingston Ave., was custom-designed with advanced amenities, services and technology for its attorneys and staff. With features ranging from a working café to connectivity to an on-site data center, the space is meant to provide a modern setting after three decades at its former headquarters nearby.
“Thirty years at 85 Livingston served us well, but it was time to make a change in location as well as approach,” said Philip F. McGovern Jr., Connell Foley’s managing partner, referring to the firm’s former address about a mile away. “Today’s technology and client needs require us to be even more nimble, responsive and collaborative.
“In continuing to build our platform for the future, it is a positive and exciting step for us to know we will be servicing our present and future clients at a state-of-the-art office campus.”
The firm is leasing the space from Mountain Development Corp. and Square Mile Capital Management LLC, which oversaw a sweeping $50 million repositioning of the 56-acre suburban campus. Now known as 56 at Roseland, the property is also home to fellow law firm Lowenstein Sandler and insurance firm Brown & Brown.

Connell Foley will occupy space on the first and second floors of 56 at Roseland, while also maintaining offices in Jersey City, Newark, Cherry Hill, New York and Philadelphia. Designed by Gensler, the new space includes the firm’s conference center, attorney offices and support operations on the first floor, while the second floor will house Connell Foley’s working café, additional offices for its legal team and administrative workspace.
The firm’s employees also have access to the campus-wide amenities at 56 at Roseland, including hiking trails, a volleyball court, walking paths and an outdoor fire pit and lounge area, according to a news release. The complex also includes an on-site café, fitness center and a green roof with lush trees and landscaping.
Also on-site is a data center with a network operations hub and technical support space. The property is just off Interstate 280 and offers quick access to the area’s major highways.
